The idea

"Ready" finally has a definition.

It used to mean whatever the last person to leave the unit thought it meant. Larkstead gives it one — a definition that can be taught, checked, and signed.

Every guest who walks into a unit where everything already works is standing inside that definition. They never see the standard. They only feel that nothing is missing.

The Larkstead Standard™

Five pillars.
Always in this order.

A unit is not ready because it looks ready. It is ready when each pillar has been met, checked, and recorded. The order matters: a beautifully presented unit with a dead outlet is not ready, and provisioning a unit before it is clean only makes the cleaning harder.

1
CleanEvery surface, fixture, and fabric to a defined level — not "tidy," clean. Floors, glass, appliances inside and out, linens fresh, nothing left behind by the last stay.
2
FunctionalEverything works: every outlet, light, lock, appliance, faucet, remote, and connection. Tested, not assumed.
3
ProvisionedThe unit holds what the stay requires — housewares, linens, consumables, keys, parking, access — at the counts the standard specifies, in the places a guest expects to find them.
4
PresentedArranged as a home, not a checklist: beds made, towels placed, welcome materials set, lights and climate at arrival settings.
5
VerifiedSomeone checked, and there is proof: a dated inspection with photographs, signed by the person responsible. Without this pillar the other four are opinions.

Learn the framework. Apply the five pillars. Build a documented readiness process.

The Standard is free to learn and free to use. It exists so that "ready" means the same thing in every market, on every unit, for every guest.

The software that runs it

The software that runs the Standard.

Two platforms, two sides of the same work. Each stands on its own.

For providers
SuitePulse

For corporate housing providers managing 20 to 500 furnished units. Reservations, inspections, full accounting, CRM, documents, and e-signature — one platform built only for this industry. Month-to-month, no lock-in.

For operators
TurnPulse

For the service operators who do the readiness work — turns, inspections, tasks, and client-ready reports, with invoicing built in. Built by an operator, for operators.

Why Larkstead

The place that was ready before you arrived.

A lark is up before everyone else. A stead is a settled place, a homestead. Put them together and you have the idea this company exists for: the place that was ready before you got there. The deep purple is the pre-dawn sky — the hour the lark sings.

Portrait
Sylvia Hines

Sylvia Hines founded Master Suites in 2001 and spent 24 years running corporate housing support: turns, inspections, provisioning, documentation, and the operations behind them, for providers across a wide region. The work produced a system — written standards, inspection levels, a status language — that outlasted any one person on the team. In 2026 that system became Larkstead Readiness Group: a company that doesn't do the turns, but defines what a finished one looks like.

Larkstead sits alongside SuitePulse and TurnPulse under Hines Holdings LLC, Westlake, Oregon.

“
I spent 24 years making apartments ready for people I'd never meet. The work taught me exactly where "ready" breaks down — and that it breaks down the same way everywhere. Larkstead is the standard I wish I'd been handed on day one.
